PS for the new members - Diane and Sharon (& I guess me) teamed up on two different buy/sells in Missoula area and sold both in a weekend - we hope we can come close to those terms come a year from now.  Price it right - clean all clutter and stage right, then take off a weekend and have Diane do her magic with an open house S-S and ask for offers in writing by Monday - simple formula right?
